Estudillo Estates and Broadmoor Neighborhoods Reflect the City’s Recent Changes
San Leandro, the southernmost area of the Inner East Bay, has seen an upswing in recent years.
 
This is especially true of the city’s north end, epitomized by the popular Estudillo Estates and Broadmoor neighborhoods, as the East Bay’s popularity spreads from its core of Oakland and Berkeley to the south.
 
Aside from Richmond, San Leandro is the Inner East Bay’s most affordable city with a median single-family sale price of $727,500 in the second quarter, according to MLS data.

Homes go fast in San Leandro. The average days-on-market for San Leandro single-family homes listed in the second quarter stood at 17 days, the shortest of any East Bay city with the exception of Alameda, according to second quarter MLS data analyzed by Red Oak Realty.
 

Diving into San Leandro’s North End

San Leandro’s north end, located between Highways 580 and 880, epitomizes the city’s recent upswing, in particular the neighborhoods of Estudillo Estates and Broadmoor. These neighborhoods feature homes built in the 1920s and 1930s with styles such as tudor, colonial and Mediterranean.
 
Busy commercial thoroughfares Macarthur Boulevard and Bancroft Avenue buzz on either side of Estudillo Estates and Broadmoor.
 
Red Oak Realty agent Julie Cuellas, who runs the Julie Cuellas Real Estate Team, has lived in the north end’s Estudillo Estates for 17 years and can attest to the area’s recent real estate popularity.

The area’s appeal is growing, she says, because residents can walk to nearby amenities but pay less than they would for homes in other East Bay cities with less walkability. Much of the recent demand, she added, comes from homebuyers priced out of San Francisco.
 
But, while the area is relatively affordable, median home prices still surpass $800,000. In the first half of 2019, the median sale price of homes in Estudillo Estates and Broadmoor were $877,500 and $830,000, respectively, according to MLS data.
 
The Broadmoor, in particular, has seen a big recent price jump; while January-to-June median sale prices of single-family homes rose 5 percent from 2018 to 2019 to $830,000, they jumped 30 percent between 2017 and 2018, according to MLS data analyzed by Red Oak Realty.
 

North End Lifestyle

The north end is walking distance to downtown San Leandro, the San Leandro BART station and the glorious Lake Chabot Regional Park, which includes over 90 miles of hiking and mountain biking trails, and a 315-acre well-stocked lake ready for fishing and boating.

San Leandro Creek spills out of Lake Chabot and splits Estudillo Estates and skirts Broadmoor on the south. From her home, Julie Cuellas can walk to the park, where she runs three times a week.
 
Fueled by the area’s increased demand, new restaurants are popping up, such as popular Top Hatters Kitchen + Bar (at the corner of Macarthur Boulevard and Diehl Street), along with longer-running staples, popular American food spot Paradiso, Noodles Pho Me and one of the few Liberian restaurants in the East Bay, Kendejah.

A cozy home for readers, students, artists, and coffee lovers, Zocalo has been serving the community high-quality free-trade coffee since 1996. In recent years, it’s seen much development in the neighborhood and has proven to be a staple of art, culture and, of course, coffee.

Area homes are just beginning to reach the $1 million mark. Julie helped an Estudillo Estates homeowner sell a two-bed, two-bath in summer 2018 that illustrates the area’s demand.
 
The home listed for $779,000 and ended up selling for $912,000, a 17 percent jump.
