Home maintenance is an ongoing process, and for most, spring is usually a good time to review that list of to-dos. Keeping your home in good condition helps to prevent even larger problems from surfacing down the road, and ensures that your home maintains its value over time.
If you are thinking about selling your home, it is even more important to complete these maintenance tasks. Some listings don’t close successfully because the home inspection revealed that the homeowners did not take proper care of their property. Here is an example of a spring home maintenance checklist - just to get you started. (You may want to ask a handyperson to do this for you.)
Interior
- Check light bulbs in all fixtures.
- Check electrical outlets for things like frayed wires or loose-fitting plugs that could become fire hazards. Make sure outlets, fuse boxes and extension cords are not overloaded.
- Make sure the multi-purpose fire extinguisher is in an accessible place and that it’s ready to operate (check to make sure it hasn’t expired).
- Flush the water heater and check for leaks and corrosion.
- Clean or replace your furnace/AC filters.
- Do some appliance maintenance such as cleaning your refrigerator coils to help it operate more efficiently, cleaning the filters on your cooktop’s venting system, and checking the clothing dryer vent to make sure it isn’t clogged.
- Check the caulking around windows and doors for gaps and wear and tear.
- Change the batteries in the smoke and carbon monoxide detectors. Test them to make sure they’re in good working condition.
- Check the basement and/or attic for any signs of dampness (especially if there’s been rain).
Exterior
- Check the roof, siding and foundation for potential damage.
- Clean and examine the gutters and downspouts.
- Remove dead trees on the property. Keep healthy trees and bushes trimmed and away from utility wires and neighboring properties.
- Safely store oil and gas for lawn equipment and tools in a vented, locked area.
- Test outdoor lighting for safety and security.
- Look for signs of pest damage or inhabitants (winter months often bring critters looking for a place to burrow or hide).
