About Garabedian & Loebl Team - Sara, Tommy, Rob

Tommy Garabedian has been an excellent agent to work with. He is very considerate of our needs, budget, and priorities. Tommy is friendly, presentable, and professional. He has made sure we focused on the right properties. Tommy is very knowledgeable and able to answer all of our questions. He helped us navigate through the complex process of submitting offers and getting through loan applications, escrow, and closing. Tommy carries his business with integrity and honesty, and has looked after our interests first and foremost, making sure we have proceeded with home purchasing in a responsible and secure manner. Tommy has advocated for our concerns and obtained valuable compromises from the seller and their agents, to keep transactions and final product delivery fair and proper. Sara Garabedian has also stepped in to help in the rare occasion Tommy was unavailable or had previous commitments. I highly recommend hiring Tommy and Sara for real estate transactions and plan to do so whenever my next property search arises.

Tommy was great to work with. Even though finding the right property took some time, he understood my requirements and assisted throughout the process as a trusted advisor. He is very personable and easy to work with. I would recommend him to others in a heartbeat. Overall a great experience and hope to work with him again on any future deals.

I met Tommy at an open house in the hills of Richmond, and was immediately impressed by his knowledge of the East Bay market, specifically in my neighborhood of North and East. Tommy and I discussed my timeline for a home purchase (which had just started) and I told him I was going to be ready to buy during the summer. In early June, Tommy reaches out and we started a super productive process of finding what I was looking for (essentially the impossible ideal investment property of a vacant duplex). Tommy stick with me and was not only responsive, he was organized and calming. He made showings happen that evening, around my schedule and directed me to excellent lenders that fit my needs. Tommy, and his partner in business Sara, helped me find my impossible to find home and then fought their butts off to advocate for me at every step and keep me informed and ultimately, get the ink dry on a closed escrow. I am a now a lifelong advocate for and customer of the Garabedian team. They walk the walk and are flexible, honest, responsible, stylish and fun. It was a stressful process for me and they made me feel supported and tended to at every turn. Total professionals. Can't recommend high enough.

Sara Garabedian is a Realty Goddess and Energizer Bunny all wrapped into one. You look up 'perfect realtor' in a dictionary-and you'll see her picture. I have been served by her on both the buying and selling end for 4 years now and I wouldn't think of contracting with any one else. She is especially good with live/work lofts and HOAs. Sara is very accessible, knows her stuff, is super hard working, patient, kind, savvy and smart, focused on success, funny, and gets the job done pronto with zero BS. She is all go. Cute too! A 5 ft tall stick of pure performance dynamite that works for you until you are thrilled-and then some. A rare bird and the most helpful agent I have worked with in 35+ years. An A+ of an agent. Call her and see!

Sara was great in successfully guiding me through the twists and turns of the sales process. She was very patient with me regarding my lack of computer skills and experience. For example, she tutored me in Docusign, which made the process much easier. I am very satisfied with the final outcome and would highly recommend her.

Responsive and professional

I don't think that I could say enough in terms of praise for Sara. I've known her professionally for almost twenty years and engaged her services twice over the past dozen years before asking her to sell the home that I co-owned in Kensington this past December. To say that it was a challenging transaction would be an understatement. It was precipitated by a difficult ending of a ten year relationship with my co-owner partner and was further exacerbated by a looming foreclosure and bankruptcy, rendering the whole experience extremely stressful for all parties. Besides Sara's superb job of marketing and negotiating a better than expected sale price at a less than ideal time [the Xmas holidays], she deftly navigated the tensions and speed bumps between my ex and me and made the whole experience as satisfying as was humanly possible under the strained and trying circumstances . Sara is the most ethical, trustworthy, hardworking and skilled realtor that I know of and I recommend her without reservation.

Sara was referred to me by a real estate attorney and was an excellent choice for 2 very challenging properties. I found her professional, highly experienced, capable, and extremely responsive. Our family was put at ease with her skillful navigation of pre-inspection, disclosure, and other local requirements that were necessary to conclude our sale in the best way possible. I highly recommend her services.

When it came time to sell the family home in Berkeley that my parents had bought in 1948, I was truly overwhelmed with what lay ahead of me.  I was living in Texas and had few contacts left in the Bay Area, and Sara was recommended to me by a lawyer who deals with these kinds of issues.  From the start, I knew I was in good hands. I can honestly say that Sara's skill, expertise, and attention to detail made the enormous task of preparing a family home for market and closing the transaction easier than I could have imagined.  Her contacts and supervision of service providers made everything from completing presale inspections and minor repair to staging and landscaping a breeze.  She kept me informed every step of the way and coordinated every detail.  Particularly given the complex rules and regulations of California, I was extremely grateful to Sara and would highly recommend her to anyone else!

Tommy and Sara Garabedian are the best that could happen to my husband and I, as first time home buyers. They guided us through the process effectively to get our dream home in the first try in a highly competitive market. With their experience and vast knowledge about real estate and the Bay Area, they made us feel we were in good hands. They are awesome and we are very grateful to them and their team.

We loved working with Sara Garabedian. She and her team-mate-son Tommy advised us through months of preparation work -- vacating the property, making the best improvements for greatest return, staging, and pricing based on up to the minute comparable properties -- then negotiating the final offer, which was way over asking. She is personable, punctual, communicative, has loads of experience, and has a great sense of the current market's taste. We highly recommend her and Red Oak Realty!

Sara is the main reason we are in our house today. She got us a fantastic deal because she was a step ahead and anticipated every move that was made. She was always on top of the situation and played our cards perfectly. Her experience and professionalism gave us the advantage we needed. Our deal was complicated due to many different factors; foreclosure, condo, FHA loan etc. but Sara understood the complexities of what needed to be done and did it. She led us through the entire process and in the end, we have a beautiful place to call home.  In this crazy competitive housing market, no one does it better than Sara. You want her in your corner.

Knowledgeable, professional and didn’t miss a beat all the way through the closing

I can’t say enough good things about Sara. I’m happy to speak with anybody to give her a good review into recommend her. I really couldn’t have done it without her she handled everything and I didn’t have to leave my farm in Hawaii. Many thanks!

Working with Sara and Tommy couldn’t have been better, 100% professional and totally pleasant From start to finish.

Sara brings thorough knowledge of the business of real estate to her work, from the particulars of a specific market to a clear understanding of how it all works. She is approachable, responsive, and smart.  Sara has represented me as both buyer and seller over the last several years and I can't imagine working with anyone else. I can highly recommend Sara to anyone looking to buy or sell property. No matter if you are a first-time buyer or are buying a second home, Sara will make it happen for you. The best part is Sara does all this with a great attitude and a terrific sense of humor.

A professional, pleasant transaction completed within a specific limited timeframe.

Tommy helped us purchase a house recently and he could not have been more amazing! He was so patient, went to countless houses with us, constantly kept an eye on things in our price range and preferred locations, and ultimately found us the perfect home. He always kept us informed and advocated for us throughout the process. We could not be more grateful, and I would absolutely recommend him to anyone looking for a home in the area.

Tommy worked closely with us through every step of the way when we began seriously looking to purchase our first home at the beginning of November 2020.Tommy has a wealth of knowledge from his experience working in the Bay Area, and educated us on all of the details to be aware of when purchasing a home here. This was a great source of reassurance because we initially felt discouraged by how competitive the Bay Area real estate market is.Tommy was flexible and accommodating of our busy work schedule and got us in to view properties quickly when we expressed interest in them. We even found out about some properties before they were listed, which made us feel like we had a competitive advantage over other buyers. Working with Tommy provides access to his extensive Bay Area network, which we were able to leverage to find a lender that could meet an aggressive closing timeline. After closing, Tommy has provided us with several references for well reputed contractors.Overall, we were able to offer and close on our new home way faster than we imagined would be possible in such a highly competitive market. We largely attribute our success throughout to Tommy, and couldn't be happier with the outcome! I highly recommend reaching out to him if you're in the market for a home in the Bay Area!

Tommy and Sara helped us sell our unique modern industrial style condo. Working in tandem they were able to get multiple offers and navigate us through all the nuances of identifying the best result. We highly recommend them for their SPECIFIC knowledge of the Berkeley real estate market. One can not under estimate that aspect. A San Fran or Oakland agent just can't do justice to Berkeley specifics. They definitely understand the condo market which was very important to us.... They used all the latest marketing techniques and we overcame any covid related considerations in selling our home

It's not easy buying in the Bay Area, but having Tommy to guide me made it feel straightforward. With his help, i found a home that had all of the elements most important to me.Here are a few reasons why I recommend Tommy if you're looking for real estate in the Bay Area:* Tommy learned my preferences through conversation and by observing my reactions to various properties. He used that knowledge to adapt what he brought to my attention and to remind me of what was really important to me when I started, unnecessarily, making trade offs. * His relationships with other realtors and brokers gave me the opportunity to see properties before they were listed.* When I found 'the one,' Tommy helped me put together an offer that allowed me to feel good abt the terms and, ultimately, win the bid. * Every step of the way, he made sure I understood the process and what would happen next. * He was incredibly responsive to my emails and texts as well as available for showings -- working around my crazy travel schedule.* And if that's not enough, he's a good personIf you're looking for a property, I encourage you to give Tommy a call. See for yourself how he can outperform against your expectations.

Being a first-time home buyer can be intimidating, nervous, and exciting at the same time. Although we had a rough patch at the beginning with the real estate market and people outbidding us, Tommy was very supportive throughout the whole process. Tommy and Sara are a great team that brings 20+ years of real estate knowledge to the table. They are very knowledgeable in the East Bay area and both made it very comfortable for us to make our first purchase. Tommy and Sara took the time to meet our needs and help us every step of the way. They were both very diligent with reports, inspections, etc. They also made sure to be very transparent with information that was needed for each property. Tommy and Sara are very good at what they do and take the time to build that rapport with you so in return you are able to find your perfect home.I would definitely recommend the dynamic duo and look forward to working with them in the near future!

The home-buying experience was so much less daunting (and actually quite fun?) thanks to Tommy's guidance! My partner and I were not the easiest first-time home buyers to work with. We frequently had polar opposite opinions, went back and forth on our budget a few times, and were anxious wrecks throughout the process. Tommy handled it all with grace. He's extremely knowledgeable about the Bay Area market, so we felt fully in-the-know about what to expect, and how to ensure that we land our dream home. Thanks to his diligent search efforts, we found the right place months ahead of our expectations. Tommy continued to provide the support we needed throughout the escrow process, and beyond. Hard to express how thankful we are for his wisdom and levelheadedness. Super super happy at the end of this whirlwind experience!

Absolutely stellar service. Super knowledgeable about the entire process. Gave great advice on pricing, staging, etc. Worth every penny. Just so comforting to know that I had a representative in my corner on this transaction, advocating for me and my best interests every step of the way.

I loved loved loved working with Sara! I would work with her again. She calmed my nerves throughout the process and took charge of every aspect of selling my house. My house sold in less than 30 days because of her skills. I am forever grateful to you Sara and thank you deeply!
